What is Economic Development Neighbors? 

​

A city develops a plan to improve the quality of life of citizens by creating zoning laws that can build real estate value for residential property.  It also includes a diversification of the economy with commercial businesses such as restaurants, medical, etc., and industrial businesses not located near residential development that creates and retains jobs.  The combination of these developments helps to build a tax base that generates money to provide city services.

 

Zoning determines the use of land such as residential, commercial, agricultural and industrial and where property can be built.  The zoning map incudes the boundaries for each area. 

 

The comprehensive plan is a long range plan with goals and objectives to guide land use.  It provides guidance for a community to protect resources, appearance of the community and is a process for public input in decision making.

 

District 4 City of South Fulton

Economic Development Project's  Update

The economy is unknown because of Covid-19.  However, there are 3 economic development projects in District 4, listed below, that were being considered, and to my knowledge, are still being considered, they are:

BELOW IS A SUMMARY OF THE ARTICLE

Merrill Trust Group LLC, the developer of Foxhall, a 1,100-acre resort in Douglasville, is planning a mixed use development of residential and commercial projects on 67 acres in District 4 in the City of South Fulton.  The land has been purchased without financing.

The cost to develop between $225 million to $350 million. There would be residential and commercial, including restaurants, retail, entertainment, medical, training, etc.  Green space, trails, and walkability is also included.  The project would be along South Fulton Parkway, Cedar Grove and McClure Roads.

​

Merrill Trust held a meeting to discuss the plan and obtain input from City of South Fulton District 4 residents and Naeema Gilyard, Council Member for District 4 where the project is planned.  She wanted the project to include the vision and desires of the people in the district.

​

This development will be sustainable, bring quality to the city and district and is an excellent example for other developers.

​

As the project goes through the future processes, the developer will have to meet with the community to discuss the project.  When this occurs, make sure you attend.

Campbellton Old Town Master Plan

​

​The City of South Fulton partnered with the City of Chattahoochee Hill to plan a mixed-use development (residential and commercial) around Cascade Palmetto Hwy intersecting Campbellton/Fairburn Road (Hwy 92) to SR166, the gateway to Douglas County. There is history on the Chattahoochee Hills section from old Campbellton County.  

 

Pond, Inc., was selected to develop a master plan for the project.  The nearby community gave their input.  It is a long-range plan because sewer and other infrastructure items do not exist.  Hopefully when it develops, it will be quality, what the people in the area want and strategic for the area. District 4 and the City of South Fulton.
